In November, banks issued mortgage loans totaling 1 billion UAH, according to the National Bank of Ukraine.

The majority of loans, both in volume and quantity, are issued in the secondary real estate market.

Ukrainian banks issued 597 mortgage loans in November, totaling 1 billion UAH.

This is reported by the regulator's press service, citing data from a monthly bank survey.

It is noted that the majority of loans, both in volume and quantity, were issued on the secondary real estate market. The average effective interest rate on mortgage loans in November remained at 8.4% per annum, the same as in October.

According to the National Bank, the most mortgage loans in November were issued in the following regions:

  • in Kyiv and the Kyiv region (303 contracts totaling 553.1 million UAH, accounting for 55% of the total volume);
  • in Lviv region (36 contracts for 71.3 million UAH);
  • in Ivano-Frankivsk region (40 contracts for 56.7 million UAH).

“During the survey, 39 banks provided responses, accounting for 98.9% of the total gross mortgage portfolio as of the end of 2021, of which 12 banks reported on the issuance of new mortgages,” the message states.

The NBU reminded that, according to the December Financial Stability Report, the driver of the mortgage segment remains preferential lending within the "eOselya" program. In the second half of the year, lending under the program slowed down after record volumes due to changes in the conditions for providing loans by the operator (Ukrfinzhytlo) and a lack of funds.

According to the report, the share of mortgage loans in the household loan portfolio increased to 13.5%, but remains insignificant; thus, the slowdown in mortgage lending in November did not affect the dynamics of retail lending.

“Net hryvnia loans to households for 2024, based on operational data, increased by 61.8 billion UAH, or by 39%,” the National Bank added.

Background. Previously, Mind reported that the volumes of lending to businesses and households are increasing in Ukraine. In the third quarter of 2024, the volume of the client loan portfolio grew by 22.4%.
